Selling DVC with a Pending Reservation

Selling DVC with a Pending Reservation is entirely possible, but it does affect the closing timeline. If you have an upcoming reservation, Disney will not allow it to be transferred to the buyer. That means you must complete your trip before the ownership can change hands. In these situations, the closing will be scheduled after your check-out date.

To help us coordinate this properly, visit the Required section of your Profile page. Select “Yes” when asked about pending reservations and enter your check-out date. This allows us to set accurate expectations for buyers and align the closing timeline accordingly.

Your listing will still be marketed actively. You can receive offers and move through negotiations just like any other seller. The only difference is that the actual closing will happen once your reservation is complete.

If you'd prefer to speed things up, you always have the option to cancel the reservation. This allows the closing—and your payout—to happen sooner. However, for many sellers with reservations within 60 to 90 days, we recommend keeping the trip and closing shortly afterward. Most buyers are flexible and already have vacations planned well in advance, so the short delay is rarely a problem.

Buyers will be informed up front that a reservation is in place, so there are no surprises later in the process. As long as we’re aware of your travel plans, we’ll make sure the timing works for everyone.
