Sales are happening daily — but the contracts that sell are the ones offering the best value to buyers. If your listing isn’t attracting offers, pricing is usually the reason.
Buyers compare contracts side by side using tools that rank listings by price-per-point, availability, resort, Use Year, and dues. If your price-per-point is higher than other comparable listings, it may get overlooked. Most active buyers start with a list of over 1,200 contracts and quickly narrow it down to the 10–20 best options using filters.
Contracts that rank in the top 5–6 spots on price-per-point tend to receive the most views, questions, and offers. If your contract is ranked lower, you’re missing out on attention from serious buyers. To check your rank, log in to your DVC Sales dashboard, go to “Inventory for Sale,” and open View Details → Section 3. Here, you’ll see how your listing stacks up against all available inventory, including listings from every broker in the industry.
If you want to increase your chances of receiving offers, consider these action steps:
Review your current price-per-point rank.
Lower your price if you’re outside the competitive range.
Update your deed and point statement so buyers know the information is current.
Offer flexibility on closing costs or point banking if possible.
You can edit your price anytime, and there’s no cost to stay listed. Even a small adjustment in price or a better point summary can create fresh interest and trigger new buyer activity.
