Most DVC resale contracts are not as unique as sellers might think. Once you account for the current point availability, many contracts at the same resort — with the same size and use year — are functionally identical. For example, a 160-point Saratoga Springs contract with a full set of current points will be nearly indistinguishable from any other 160-point Saratoga Springs listing with similar terms.

Buyers know this. They’re not swayed by what you originally paid or how long you’ve owned it — they’re comparing listings side by side and choosing the one that offers the best value.

Note: All DVC resorts have a fixed expiration date based on the original deed — and that expiration is the same for all contracts at a given resort. The one exception is Old Key West, which has two possible end dates depending on whether the deed was extended.

Because DVC memberships are time-limited assets, their value declines as the expiration date gets closer. Holding out for a higher price might seem appealing, but waiting too long could result in a lower final sale. Buyer demand can shift, and older contracts tend to become less attractive over time.
